Buying a newly built
home from Heritage Homes

Beyond just building a house, Heritage Home Builders are committed to making your new home buying experience enjoyable and as stress free as possible. Buying a heritage home doesn’t have to be complicated! The following home buying guide is designed to help you understand the home buying process and the role of Heritage Homes.

Step 1

Selecting the home design
that’s right for your family

Heritage Home Builders builds bungalows, dormer, and 2 storey homes ranging from 400 sq. ft. to over 4,000 sq. ft.

Step 2

Book a call with one of our
Heritage Homes Sales Associates

You can book a call for a time that suits you. This is done through Zoom
You will speak to friendly, knowledgeable and experienced housing consultant ready to make your dream of owning that perfect home a reality. You will discover a multitude of available features that you may not have expected, including numerous floor covering options, energy saving packages, built-in specialty cabinets, computer/office areas, spa-style bathrooms, and custom cabinetry, just to name a few. Your local sales associate will help educate you on all the standard and optional features, and guide you through the selections for your new home.
Once you’ve made your selections, your sales associate will be able to provide you with a quote for the building of your new home including site preparation, home location and any site work necessary to complete your new home.

Step 3

Obtaining Financing and
Ordering Your Home

From pre-approval through closing, your local Heritage Homes sales associate has the expertise to guide you through the financing process. They’ll be able to provide you with the names of mortgage brokers (Independent of Heritage Homes) who have experience with stage payments and explain the different types of mortgages available.

Step 4

Obtaining Planning Permission

Using the drawings from our architect, our engineer will gather all the relevant documentation and make an application for planning permission on your behalf. He/she will also conduct the various tests incl percolation. If you are using your own drawings, our engineer will use them in the application. At this stage you will be required to pay a booking deposit of €5,000.00, This deposit will be credited to your account once the building commences, These drawings will typically consist of floor plans, elevations, section and perspective views
In the event that you fail to receive planning permission, your deposit will be refunded to you less our architect fees for the drawings supplied to you and the percolation tests etc carried out on you behalf.

Step 5

Meet with Heritage Homes
Interior Design Team

Heritage Homes will arrange a 2 hour meeting with you and one of our interior designer team to discuss the conceptual design relevant to your home choice. Some thoughts on a colour scheme should be given at this stage.

Step 6

Sign the Contract

After approval of the price and agreement of the build, we will sign a contract with you which will list all the Deliverables and Stage Payments, that will be paid by you, according to work completed.
Heritage Homes will guarantee the price with you from the time planning permission is granted for 9 months during the completion of your home. You should appoint your own engineer to act on your behalf to verify the work completed and sign off on the stage payments)
If a factory Timberframe home is your choice, finalised house plans are then submitted to the factory and construction of the timberframe structure will commence.

Step 7

Building and Erecting
your home

When your home is ordered, Heritage Homes will schedule it for production. Depending on the lead time at the factory, most homes are usually available to us within 90 days of the order date. The framework is then shipped to the home site for installation.
If a hand cut Timberframe or a concrete cavity wall is your choice, work can commence immediately

Step 8

Preparation of site
for building

The site should now be prepared for building. Groundworks, such as driveway, needs to be completed by the Client to provide a hardcore drive for trucks.
The provision of drainage and an effluent treatment plant is the responsibility of the client.

Step 9

Foundations

Work on the foundation begins as the Timberframe is being manufactured and is usually finished complete with trunking, steel, insulation, radon barrier sub floor, insulation, heating pipes, and finished floor etc.  We will also provide sewer and water pipes from the foundation for connection to your effluent treatment plant and drainage.

Step 10

Assembly of
Timberframe Structure

The insulated Timberframe walls and insulated roof is erected, the building is made airtight and an independent air test is carried out, external block wall built, windows & doors, window sills fitted. internal slabbing, internal plastering, 1st fix, electrical and 1st fix joinery are fitted, fascia, soffit, gutters, down pipes are fitted and footpaths are completed

Step 11

Completion of
Home to Finish

We would need to know at this stage what type of kitchen, skirting, doors, architrave and laminate flooring is required. Your sales associate will discuss this with you
Completion of Air to water Heat Pump, 2nd fix electrical, 2nd fix joinery, stairs (if applicable), bathroom ware is fitted and undercoat painting is completed.

Step 12

Sign-off Completion

At this stage your home is finally completed and a Contract Completion document will be signed by the Client, Heritage Homes and the relevant Engineer(s)

Notes

Heritage Home Builders can also build your home on site using our experienced and professional carpenters. This method of building can be much faster and cheaper. The Timberframe structure will also meet current building regulations, supervised by an engineer, and an independent air tightness test carried out.
