Our Self Build package provides you with a complete, high-performance, weathertight shell, starting with its foundation. This is the perfect starting point for self-builders who want to manage the internal fit-out themselves.

Ideal For:

The hands-on self-builder who wants to project manage the internal completion, including plumbing, electrical, plastering, and all finishes, according to their own budget and timeline.

What’s Included – The Complete Shell:

• Foundations: Completed foundation (3 blocks deep) with concrete, steel, insulation, and a finished ground floor slab.

• Structural System: Supply, delivery, and erection of the Structural Insulated Panels (SIPs) timberframe kit to your site.

• High-Performance Building Envelope: Designed for exceptional energy efficiency.
  • External Walls: 174mm SIP panels with EPS carbon-treated insulation core.
  • Roof Structure: 274mm SIP roof panels for superior thermal performance.
  • Internal Walls: 124mm SIP panels.

• BER A2 Rating (Upgradable to A1- see below): A highly energy-efficient home from the start.

• Windows & Doors: PVC double-glazed units with 6-chamber profile.
• External Protections: Metal roof cladding, Cement board, rain guttering and downpipe system installed.

With our Builder’s Finish, we deliver a structurally complete home with all essential services installed. We manage the entire construction process, leaving you with a watertight, secure, and insulated property where all complex systems are in place. This provides the perfect blank canvas for you to add your personal style through final décor choices, transforming the space into your dream home at your own pace.

The homeowner who wants the certainty of a fixed price for the construction and structural fit-out, without the stress of project management. This package is perfect for those who want professionals to handle the complex build and systems, while retaining control over the final aesthetic touches like paint, flooring, and light fixtures.

What’s Included – The Complete Build:

• Exterior Finishes: External plastering, window sills, and 1-meter footpaths all around.

• Roof Finishes: Fascia & soffit installed.

• Internal Structure: Internal slabbing (upper floors) and internal plastering throughout.

• Electrical Systems: Complete first and second fix — including wiring, sockets, switches, and light fixtures.

• Heating Systems: High efficiency electrical heating panels.

• Joinery: First and second fix joinery — stairs, doors, skirting boards, and architraves.

• Bathroom Ware: Installation of all bathroom ware — toilets, sinks, baths, and shower trays.

• Hassle-Free Build: We manage the entire complex construction process to a high standard.

• Nearly Move-In Ready: The major structural and technical work is complete. You primarily need to add final flooring, paint, light fixtures, and your furniture.

• Enhanced Energy Efficiency: Builds on the premium insulation and double glazing of Package 1 by adding integrated renewable energy for even lower running costs.

• Certainty & Speed: A fixed price for the majority of the build and a faster path to completion.

Available Upgrades

The following premium options can be added to either Package 1 or Package 2. These must be selected during the planning stage to be integrated into your build.

• SIPs Passive BER A1 Upgrade: Upgrade to our ultimate energy efficiency standard, featuring 324mm insulation throughout walls, roof, and floor to achieve a BER A1 rating.

• Heat Pump with Underfloor Heating: A high-efficiency, all-in-one heating and cooling system for year-round comfort.

• Roof Tiles or Slate options available.
